Hold only sensible, compatible spares and consumables; do not substitute unqualified repair work for a proper assessment.

Inspect cooling, plumbing, door seals and exposed fittings before opening dates. Record emerging faults early enough to schedule work between stays. Keep completion evidence and a test of the repaired item. If a critical service cannot be restored before arrival, resolve the booking implications promptly through the relevant channel.

Match stay length to the delivery effort

Calculate the work created by each booking, including linen movement, cleaning, access and inspections. A minimum stay should reflect actual logistics and guest fit, not a copied rule from another destination. Consider whether a longer stay needs an agreed intermediate clean and how it would be arranged.

Review your own enquiries across the months you intend to open. Do not assume a resort’s published season or flight promotion translates into demand for your home. Block owner visits and maintenance clearly, and retain realistic time for supplies and repairs when they depend on travel or external delivery.

Confirm permissions, facility rights and who can physically assist at the unit. Describe the available response process in the guest information without implying a staffed hotel reception or continuous on-site presence.
