What we take off you

Everything between a booking and a five-star review

Guest messages

Enquiries, check-in details, mid-stay questions and the review afterwards. Answered quickly, in a tone that suits your property.

Pricing and occupancy

Prices that move with weekends, seasons and holidays, so the quiet weeks fill and the busy ones earn what they should.

Cleaning and turnaround

A cleaning team on fixed slots, a photo check after every changeover, fresh linen and restocked essentials.

Maintenance and emergencies

Water heater dead at 10 at night? The phone that rings is ours, not yours. Agreed tradespeople, and a spending limit you set.

Listing setup and photography

Launching the property on the platforms that suit it, with proper photographs, a description that convinces, and a digital guest guide that answers the questions for you.

Compound permits

Guest gate permits, coordination with compound security and the owners’ association rules, all settled before the guest arrives rather than argued at the barrier.

A changeover day, handled

Friday, while you’re somewhere else

  1. Guests check out

Checkout confirmed. A friendly review request is queued for tomorrow.

  2. Cleaner in

The team works through it, and we get photos of every room before they leave.

  3. Restock and reset

Fresh towels, water and coffee, bathroom essentials. The entry code is changed.

  4. Gate permit ready

Guest details are with compound security, and the arrival guide has gone to them in one message.

  5. "We’re in!"

Any question, from the air conditioning to the best restaurant nearby, comes to us, not you.

  6. Inbox quiet

Tomorrow’s price is set for the weekend. You didn’t touch your phone.

Why a local steward

Minutes away, one phone number

Someone can come to the property

The big companies raise a support ticket. We send someone with a spare key.

We know the compounds

Madinaty is not Rehab, and Zayed is not Tagamoa. Every compound runs its own permit system and owners’ association rules, and we work inside them.

Your accounts stay yours

We work inside your own platform accounts. Stop any month and everything stays with you, reviews included.

Free readiness review

Five details, nine checks, one honest score. A tenth appears if the property is inside a compound.

The same review we run before taking on any property: what the permits and rules expect, what the place could realistically earn, and what quietly costs you bookings. Nothing is sent anywhere unless you choose to send it.

About us

A family business, and a short list of properties

Hive Stewards is family owned and family run. That is not a line we put here to sound warm. It is the reason we look after your property the way we would want ours looked after.

A home is not a unit. It is somewhere people arrive late and tired, wanting the air conditioning on, the kettle where they can find it and the bed made properly. Families notice those things because families live with them. So we look after the details that make a place feel cared for rather than merely cleaned, which are the same details guests end up writing about.

We started in London with the same idea: good properties with tired listings, and owners who had stopped enjoying them. In Cairo we work to the same standard: quick replies, clear accounts, and someone from the team who can reach your property in person, not a call centre in another country.

And we take a limited number of properties at a time, so yours is never one more line on a dashboard.

Owner questions

The practical things

Which platforms do you work with?

All the main booking platforms, plus direct booking for your repeat guests. Calendars are synced, so no night is ever sold twice.

How does the money work?

We work inside your own accounts, so platform payouts reach you directly as they always did. Depending on the platform, our share is either split to us at source or invoiced monthly in dollars or the equivalent in Egyptian pounds. Either way you get a clear statement of every booking, so you can check each figure yourself.

What if the compound wants permits for guests?

That is core to the job. We prepare the guest details and coordinate with security before arrival, working to your compound’s owners’ association rules, so no guest is left standing at the barrier and you are not put in an awkward position with your neighbours.

What if something breaks at 2 in the morning?

Emergencies come straight to us, day or night, and we move on them as fast as we can. We agree tradespeople and a spending limit up front, so we can act without waking you, and anything above that limit comes back to you first.

I already have my own cleaners. Can I keep them?

Of course, if their work is good. We put them on the changeover schedule and check every clean with photos. If you do not have anyone, we can introduce cleaners and trades we have worked with.

Can any property be let daily?

Not every one. The law now requires a holiday-home licence from the Ministry of Tourism and Antiquities before a property is offered for short letting, and the licence carries conditions covering the area, the building and the unit itself. We help with the application and the paperwork, but the decision rests with the Ministry, so we treat operating any property as conditional on the licence being in place.

Is there a long contract?

No. A one-page agreement that renews monthly. 30 days’ notice and we part on good terms, with your listings, reviews and guest history all staying exactly where they are.

What happens after I send my details?

Within two working days you get a straight answer: what is holding your property back, what we would fix first, and what it could realistically earn. With no obligation.

Within two working days you’ll get a short, honest note: what is missing, what we would start with, and what it costs. No obligation.

We reply within two working days at most, and we use these details only to reply to you. Privacy policy.

1 Ten minutes is a target, not a guarantee.

2 Attending in person depends on our availability at the time, which we confirm before taking a property on.

3 Coverage is subject to availability, and every compound runs a different permit system.
