Furnishing a short-let apartment in Egypt: comfort you can maintain
A room can photograph beautifully and still be frustrating to stay in. Furnishing for short lets means making ordinary things work repeatedly: sleeping comfortably, cooling the space, charging a phone, drying a towel and finding what you need without messaging the owner.
Spend first on the stay, then on the photograph
Start with the number of people the unit can properly accommodate and walk through a full day in their place. Can everyone sit to eat? Is there somewhere to put luggage without blocking a route? Do the curtains provide useful privacy and light control? Match furniture to actual room dimensions instead of buying a complete set because it looks good in a showroom.
Separate essential work, useful improvements and decorative choices in the budget. Sound furniture, suitable bedding, dependable hot water and functioning equipment usually deserve attention before another ornament. Keep walkways clear and arrange an appropriate property-specific safety assessment. This furnishing guide is not a substitute for the permissions, inspections or professional work the unit needs.
Check cooling and services under ordinary use
Have a competent technician assess the air-conditioning installation and maintenance needs. Test the rooms guests will occupy, the controls they will receive and the drainage while equipment runs normally. Record model numbers, service dates and the supplier contact. A remote control that works only after an unexplained sequence is a recurring guest-support problem.
Check hot water, visible plumbing condition, ventilation and electrical fittings through the appropriate competent people. Follow manufacturers’ instructions; do not improvise wiring, refrigerant work or safety bypasses. Provide simple operating guidance, and be accurate about any service limitation. If an essential defect prevents the advertised stay, resolve it before opening the affected dates rather than relying on an apology later.
Describe internet performance honestly
Test the connection where a guest is likely to use it, including bedrooms and any desk. Check the network name, password and instructions from a fresh device. Make the router’s location and the legitimate support contact easy for the manager to find. A screenshot taken beside the router does not describe every room or every time of day.
Airbnb offers an in-app speed test and asks hosts to ensure the listed speed is representative of the stay. Use truthful, current information whichever platform you choose. Do not describe the apartment as suitable for essential remote work solely because it has a router. If you provide a backup connection, state its actual capabilities and any usage limit rather than promising uninterrupted connectivity.

Choose items that can be cleaned, replaced and matched
Look for washable covers where suitable, surfaces your cleaning team can maintain and replacement parts that can realistically be obtained. Standardising towel and linen sizes within the unit makes stock easier to count and replacements less confusing. Keep a spare stock appropriate to the laundry turnaround, rather than assuming everything can be washed and dried between two same-day bookings.
For a coastal property, ask suppliers which materials and care routines suit the actual exposure to moisture, salt and sand. Inspect outdoor furniture and metal fittings rather than treating a coastal label as proof of durability. Store cleaning products and spare equipment appropriately. The goal is a home that remains comfortable after repeated stays, with fewer last-minute substitutions and mismatched essentials.
Create a useful handover and maintenance record
Make a dated inventory showing what is provided, its condition and where important instructions are kept. Photograph the real layout clearly, including any steps or access constraints. Keep manuals, warranties and purchase records with the equipment list, so a replacement can be identified without a long exchange of blurry photos.
Allocate time for checks between guests and deeper work outside occupied dates. Give each issue an owner, a priority and a completion record. Distinguish a cosmetic mark from a defect that affects safety or the promised stay, and seek competent advice when unsure. Review guest questions for repeated friction: a better label or simpler appliance may be more useful than another decorative purchase.
Common questions
Should I buy the most expensive furniture?
Not automatically. Judge comfort, suitability, cleaning, replacement availability and total upkeep; price alone does not tell you how an item will perform in your unit.
Is a furnishing checklist enough to make the property compliant?
No. It helps organise practical preparation. The property still needs the applicable approvals, safety work and advice for its specific circumstances.
