Hurghada and nearby resorts: define the stay behind the destination name
A city apartment and a home inside a managed resort can offer very different stays. Owners should make those differences visible: where the guest arrives, how they reach the beach and what they can use without another booking or fee. Start with the actual address before adopting the broader Hurghada label.
Separate the city from neighbouring resort locations
The Egyptian Tourism Authority presents Hurghada as a beach and marine-activity destination, while its El Gouna guide describes a separate resort town to the north with lagoons and marinas. These references help explain the geography. They do not make the locations interchangeable for an airport transfer, dinner reservation or guest meeting point.
Name the actual city or development in the listing and provide the correct map pin privately for arrival. If the property is marketed through a broader regional label, explain its precise position early. Avoid a generic transfer time or a description borrowed from a resort the guest is not staying in.

Define what the booking includes
Confirm beach, pool, gym and other facility access directly with the responsible management where relevant. A residential booking may not carry hotel services or an owner’s membership privileges. Record any registration requirements, operating periods and separate charges before including an amenity in the offer.
Describe restaurants, dive centres and excursions as external options unless a specific service is genuinely included and agreed. Do not imply a package holiday from apartment photographs. Prepare for arrivals that follow a travel schedule

Test laundry arrangements, drying space, kitchen capacity and cooling. Longer leisure stays can involve repeated daily use of these basics. Keep the inventory durable and replaceable, and show guests simple operating instructions. Confirm how mid-stay cleaning or linen changes are requested and whether they carry an agreed separate cost.
Maintain for the property’s exposure and use
Inspect exposed metalwork, door seals, outdoor furniture and cooling equipment, and investigate leaks or unusual odours promptly. The maintenance plan should respond to the unit’s actual condition and equipment instructions. A coastal address alone does not tell you how frequently every component needs servicing.
Identify a competent technician who can obtain access and explain how replacement parts are sourced. Keep a record of attendance, diagnosis, approval and the test after repair. Where on-site support is not yet confirmed, do not open availability on the assumption that someone will be found after the first fault.
Review your own stay pattern
Use enquiries, completed stays and operating costs to review minimum stays and pricing. Do not import a hotel occupancy claim or another resort’s season into the apartment’s forecast. Protect owner-use and maintenance periods in every booking channel.
