Remote or fully managed short lets in Egypt: choose by responsibility, not just percentage

The useful question is not simply whether 15% is cheaper than 20%. It is whether the work left outside a plan is work you can reliably organise. Start with a real arrival, changeover and problem at the property, then decide who owns each task.

Write down the work that continues away from the inbox

Guest communication, booking requests, calendar changes and pricing can be managed remotely. A blocked drain, missing key or cleaner who cannot enter still needs somebody at or near the unit. Choosing remote management does not remove those tasks; it means you retain the responsibility for arranging the practical response.

Make a list for a normal booking: prepare the property, admit the guest, answer questions, handle a fault, inspect after departure, arrange cleaning and confirm readiness. Against each task, name the person who will do it, the person who can approve spending and the fallback if the first person is unavailable. A cousin with a spare key is useful only if the arrangement is clear and dependable.

Understand the published Hive Stewards plans

Hive Stewards Egypt’s Inbox and pricing plan is 15% of booking income after platform commission. Ordinary guest messaging runs from 8am to 10pm Cairo time. The plan is for the remote side of hosting and excludes emergency support and callout coordination. It needs a workable local arrangement alongside it.

Fully managed is 20% on the same fee basis. It adds the agreed coordination of cleaning, restocking, maintenance callouts and property support. Emergency support and coordination are included only in this plan. Attendance depends on agreed arrangements and availability. Repair, contractor and other property costs remain separate, as do any agreed setup charges; the higher percentage does not create an unlimited repairs allowance.

Compare two realistic situations

An owner living near a Cairo apartment may already have a trusted cleaner, a regular maintenance contact and a reliable way to cover access. Remote support may fit if those arrangements also work during holidays, illness and late arrivals. The decision should reflect the backup arrangements, not just how easily the owner can get there on an ordinary afternoon.

An owner abroad may prefer fewer handovers between separate people. Full management can make responsibility easier to follow when the local scope is agreed, but it still requires the owner to provide permissions, make appropriate spending decisions and maintain sufficient funds. Neither plan turns an unsuitable or unapproved property into one that can be offered immediately.

Keep system access separate from the service contract

A platform role describes what somebody can do inside that platform. It does not settle who washes linen or attends a water leak. Airbnb’s co-host permissions, for example, provide different levels of access to listing functions. Select the level needed for the agreed work and record the operational responsibilities separately.

Before onboarding, confirm who owns the listing and recovery details, who can change prices or cancel a booking, and how instructions are recorded. Avoid sharing a personal account password simply because several people need different tasks completed. Use available delegated access, and review permissions when responsibilities change or the working relationship ends.

Ask for the missing arrangements before choosing

Take one hypothetical busy changeover and one urgent problem through the proposed plan. Who notices a failed clean? Who contacts the guest? Who authorises a replacement? What happens outside normal messaging hours? Ask for the answers in the written scope, together with the separate charges and spending limits. We do not hide charges: our management fee, agreed setup fee and separately paid costs are set out before commitment.

Then compare the total arrangement you will actually operate. A lower fee can be appropriate when you have the local work covered; a broader service can be useful when coordination is the gap. Review the fit when your circumstances change, rather than treating the first choice as permanent. The objective is clear responsibility and a workable handover, not buying a label.

Common questions

Does the 15% plan include overnight emergency coordination?

No. Emergency support and callout coordination are excluded from Inbox and pricing and belong only to Fully managed at 20%.

Are cleaning and repair bills included in the 20% fee?

Property and supplier costs are separate. Confirm the scope, approvals and billing in the service agreement before appointing a manager.
