These are not our service terms. This page covers using the website itself. If you take us on to manage a property, the terms and conditions and your service agreement govern that work.
1. Who runs this site
hivestewards.com is operated by Hive International Group Ltd, trading as Hive Stewards, registered in England and Wales under company number 17368328, registered office 66 Paul Street, London, England, EC2A 4NA.
By using this site you accept these terms. If you do not accept them, please do not use the site.
2. What you may do
You are welcome to read the site, print pages for your own reference, and share links to it. If you are considering our services, or comparing us with someone else, that is exactly what it is here for.
3. What you may not do
- Copy, republish or redistribute the content of this site, in whole or in substantial part, whether or not for profit
- Scrape it, extract it systematically, or use automated tools to harvest the pages or their code
- Remove or obscure any ownership mark, including the mark that appears on printed copies
- Present our wording, structure or tools as your own, or use them to build or improve a competing service
- Attempt to gain unauthorised access to the site or the server behind it, introduce anything malicious, or interfere with its availability for other people
Fair dealing under copyright law is unaffected: you may quote briefly, with credit, for criticism, review or reporting.
4. Who owns what
The text, design, layout, code, the hexagon mark and the Hive Stewards name belong to us or to the people who licensed them to us. Nothing on this site transfers any of that to you.
Booking platform names and logos belong to their own owners. We are independent, and we are not affiliated with or endorsed by any booking platform.
5. The readiness review, estimates and area lookup
The readiness review is a general guide to duties that commonly apply to short-term lets in England. It is not legal, tax, planning, insurance or financial advice, and it is not a substitute for asking someone qualified about your own property.
- It runs in your browser and works only from the answers you type in. We do not see them unless you choose to send them.
- The earnings figure is arithmetic applied to your own numbers. It is not a forecast, a valuation, or any promise of what a property will earn.
- The area lookup indicates which rules are likely to apply to a location. Whether planning permission is needed is for your local planning authority to decide, not for this tool.
- Law and guidance change. We update the site when we can, but we cannot promise it reflects the position on the day you use it.
Please check anything that matters with the relevant authority or a professional adviser before you act on it.
6. Availability
We try to keep the site available and accurate, but we do not guarantee it will always be up, error free, or free of interruption. We may change, suspend or withdraw any part of it without notice.
7. Links to other websites
Where we link somewhere else, such as a booking platform or a government page, we do so because we think it is useful. We do not control those sites and we are not responsible for their content or their handling of your data.
8. Our liability for the site
Nothing here limits our liability for death or personal injury caused by our negligence, for fraud or fraudulent misrepresentation, or for anything else that cannot lawfully be limited.
Subject to that, we are not liable for loss arising from your use of, or reliance on, this site or anything in it, or from being unable to use it.
If you are using the site as a consumer, this section does not affect your statutory rights. If you are using it for business purposes, we are not liable for loss of profit, loss of business, loss of anticipated bookings, or loss of data.

10. Changes to these terms
We may update this page from time to time. The date at the top shows when it last changed, and the version in force is the one published when you use the site.
11. Law and jurisdiction
These terms are governed by the law of England and Wales, and the courts of England and Wales have exclusive jurisdiction. If you are a consumer resident elsewhere, this does not deprive you of the protection of any mandatory law of the country where you live.
