Four steps to get your property set up properly. The form below takes about five minutes; the rest arrives by email as we go. You can stop and come back at any point.

Tell us about you and the property
Everything here is the practical detail we need to set your listings up and get the paperwork in the right names.

Send your property documents
We'll send a secure upload link with your identity check. Please don't email these as attachments; email isn't a safe place for them, and we'd only ask you to send them again.
- Gas Safety Certificate (CP12)Dated within the last 12 months. Not needed if there's no gas at the property.
- Electrical Installation Condition Report (EICR)Within the last five years.
- Written fire risk assessmentRequired for short-term lets since October 2023. We can arrange one if you haven't got it.
- Insurance scheduleIt must show cover for paying guests and public liability. Standard home insurance usually won't.
- Consent to let from your mortgage lenderIn writing. Not needed if the property is unmortgaged.
- Freeholder or managing agent consentLeasehold only. Along with the pages of the lease covering subletting and business use.
- Energy Performance CertificateOr the reference number, and we'll pull it ourselves.
- Proof of ownershipThe Land Registry title register, or your completion statement.
Missing several of these is normal and not a problem. Send what you have and we'll tell you what's worth chasing first and roughly what it costs.

Sign the management agreement
Once your documents are in and we've both agreed the terms, we'll send the agreement to sign electronically. It opens in your browser, takes a minute, and you get a signed copy by email immediately.
An electronic signature is as binding as ink for an agreement like this one. You'll be able to read the whole thing before signing anything, and it's a rolling monthly arrangement with 30 days' notice either way.
What we do with your documents
Your identity check is held by the provider who runs it, not by us. Property documents are stored so we can produce them when a platform, a council or an insurer asks. We keep them while we manage the property and for six years afterwards, which is how long HMRC and our insurers expect records to be kept, then delete them.
You can ask for a copy of anything we hold, or ask us to correct it, at any time. Our privacy policy sets out the rest.
One thing we'll never ask for by email or on a web form: your bank details. We'll only ever take those over the phone or through your booking platform's own payout settings. If you get a message that appears to be from us asking for bank details, it isn't from us. Please ring and tell us.
